What is Strata Management?

Strata Manager: manages the common property of a residential, commercial, industrial or mixed-use building. A strata manager may manage a large portfolio of buildings from their office and administer requirements such as:

  • facilitate the Annual General Meeting with unit owners
  • organise insurance and deal with insurance claims for the common property 
  • deal with maintenance and repairs to the common property
  • ensure legal compliance
  • set budgets, raise levies, and pay invoices

Strata management is a great profession to be in. It is viewed as a respectable white-collar profession and will give you the opportunity to deal with a variety of fields of interest such as accounting, law, real estate, maintenance, engineering, psychology and mediation.

 Resident Unit Manager: lives in a building and purchases management rights for the building. This role will do property maintenance, unit property management, and deal with body corporate/strata managers. A Resident Building Manager has just one building.

Property Manager: a real estate agent will rent out a unit and manage the issues related to the unit itself. A property manager will deal with a Strata Manager for common property issues.
