Our Aim:

  1. To assist in the process so that purchasers are reassured, and not intimidated by the existence of the body corporate and don’t approach the developer unnecessarily:
    And
  2. To assist, where, possible in minimising the costs and administrative hassles of the body corporate to the developer.

 

We set up the Body Corporate for you – at no cost:

We do the following:

  1. Provide a fact sheet to sales agents to give to prospective purchasers if requested. This can be customised for the property and establishes a positive image of the body corporate. It explains about the body corporate in clear terms so that purchasers are reassured about the function it performs – it also has our telephone number so that specific questions can be answered personally if necessary:
  2. Organise the strata insurance –this gets "adjusted" at settlement, reimbursing the developer on a pro–rata basis – so the cost of insurance can be minimal, depending on how long it takes to settle the units:
  3. Schedule and facilitate the inaugural body corporate meeting with miminal input from the developer
  4. Schedule the commitment of the body corporate contributions to minimise costs to the developer for units that are sold later in the process:
  5. Provide advice on common property design issues that can lead to reduced body corporate costs and additional sales features;
  6. Provide Form 3’s as required at no cost;
  7. Schedule a Special General Meeting with the new owners once all units have been settled;
  8. Where possible, resolve property concerns with purchasers so that they are less likely to approach the developer. We do not adopt the purchasers' "side" in any disputes but first attempt to resolve the problem before involving the developer.
