The Company

Ace Body Corporate Management Pte Ltd is a company whose principal activity is the provision of property management services to management corporations and property owners.

Founded in 1999 as Focus Property Management Pte Ltd, we have worked hard to earn a reputation of delivering on our promises. We will go that extra mile to ensure that all areas of our responsibility are carried out in a professional, efficient, accountable and cost effective way.

In 2003, our successful association with Australian property management group Ace Body Corporate Management Pty Ltd further consolidated an already competent and professionally run organization with internationally recognized standards of management resources.

As our income is derived only from property management services your property will benefit from our undivided attention and unbiased advice. We do not deal in other real estate related matters such as sales, marketing and valuations.

We are members of the following organizations in Singapore and will abide by their professional code of ethics and standards of performance.

Poh Teng Ban
Poh Teng Ban obtained his tertiary education from the National University of Singapore School of Architecture, graduating in 1982 with a bachelor's degree. After a challenging stint in professional practice where he was given primary responsibility for the design and project administration of multi-million dollar residential developments, he proceeded to acquire and develop business and corporate management skills in the often harsh and competitive environment of the MNC; rising to key executive positions with well known international organizations in a career spanning 15 years.

Beyond Singapore , he has worked and lived in major cities within the South East Asia region, notably Hong Kong , Ho Chi Minh City and Kuala Lumpur . Living and working for years amongst a diversity of peoples from different traditions, cultures and social backgrounds has stood him in good stead and is especially relevant in the face of a complex business like body corporate management.

Richard Muru

Bachelor of Art in Mass Communications ( OCU , USA )

Diploma in Real Estate and Property Management (UTS, AUST)

Richard has broad experience in the field of real estate maintenance and management since 1995. Responsible for the business development, business operations, human resource, administration and accounting matters, he oversees the performance of all executives. He also liaises with the management corporations, councils and council members to ensure proper and efficient services are rendered by the staff at all times.

Ling Che Teck
Mr Ling is experienced in the field of fire safety management, real estate maintenance, real estate management and retail management from year 1998 in the local real estate industry. Familiar with technical issues, he gives support to property executives in liaising with the relevant authorities

Chiang Sue Fern
Sue Fern graduated in 1980 from the University of Singapore with a degree in accountancy. Having earned the position of Financial Controller with an established and well-respected local SME, she had acquired a wide range of human resource, financial and accounting management skills.

Sue Fern directs and implements our Head Office support for administration, billing and accounting services for the properties under our management.

Loh Rhine
Our Senior Accounts Executive is accounts trained with the knowledge and experience in Management Corporation accounting needs. Prompt monthly financial statements and timely payments to service vendors are ensured. Financial year end audits are prepared and budgets are planned. Surplus funds are also placed in fixed deposits with financial institutions which ensure the most returns.

Arter Chew
Arter holds a Bachelor's degree in Civil Engineering, a Masters in Business Administration and is currently reading for a Masters degree in Commercial Law. He is a qualified chartered building professional and is a member of the Singapore Institute of Engineers and American Board of Forensic Engineering and Technology.

In the course of a career spanning 20 years, he has acquired a diverse and detailed knowledge in the exacting disciplines of civil engineering and building construction. Having worked in both foreign MNC and local companies, he has handled projects ranging from bridge and highway construction to delicate conservation projects. Since 2000, Arter has successfully and systematically built up an enviable track record in building defects and claims management, often being invited to serve as expert witness in related Court hearings.

Stephen Raff
(FOUNDER & C.E.O. OF ACE Australia)

Prior to setting-up Ace Body Corporate Management Pty Ltd, Stephen had many years experience as a National Training Manager, Sales Manager and Administration Manager and was heavily involved in areas of sales and marketing. He is particularly experienced in conflict resolution and is well read on personality styles and people management. Whilst the company has been in existence for over 14 years Stephen had taken an interest in body corporate management for a total of about 20 years.

Stephen is a committee member of the Owners Corporations Victoria Institute. He is a committee member of the Institute's Education sub-committee and in 2004; he accepted an invitation by the founding president of Association of Management Corporations in Singapore (AMCIS), to serve on their Academic Panel. A long time resident of the southern suburbs, Stephen enjoys tennis, social events and sport fishing.

Head Office Support and Site Management

At Ace Body Corporate Management's Head Office, back-office operations are supported by:

1. Customized Accounting Software
   We are equipped with the necessary computerized billing and accounting systems which allows us to present full sets of accounts with accompanying statements, namely:
    

   • Profit & Loss Statement
   • Balance Sheet
   • Variance Report (Budget Vs Actual Expenditure)
   • Debtors' Listing
   • Debtors' Ageing Analysis

2. Contract Administration
   Our Head Office provides contract administration support to administer the various service providers' contracts and set out a summary outline of all the service providers.

3. General Administration
   Recognizing the voluminous paper work involved where in no time one can easily loose control of events, the Head Office assists people in the field, to organize and set-up our in-house follow-up logs, filing systems for each and every property managed.

   Each property's relevant records/files are periodically updated and kept in an orderly manner.

4. Building Management & General Maintenance
   Head Office assists in monitoring the performance standards of the various service providers, such as security agency's staff, cleaning contractors, landscape maintenance, pest control, swimming pool maintenance, and etc.

   On the aspect of Mechanical and Electrical equipment and installations, we monitor the performance of the service providers and ensure that periodical inspection; servicing and maintenance are properly carried out according to the terms and conditions of the contracts.

   The Head Office takes a hands-on approach to know what is happening at the site and ensure that the people in the field are performing their jobs professionally and to the best interest of our clients.
